Welcome to the RoostUp Facebook Rep team. This is a short, plain-English agreement covering how we work together. Read it carefully, ask questions if anything is unclear, and sign at the bottom if you agree.


1. The relationship: you're an independent contractor

You're a 1099 independent contractor, not a RoostUp employee. That means:

You generate qualified leads for RoostUp by:

What counts as a "qualified lead": A real person looking for housing in Boston, with real contact info, who has agreed that RoostUp can reach out to them. Bonafide leads from Facebook — not junk, not duplicates, not made-up contacts.

Minimum to maintain base pay: At least 30 qualified lead submissions per week. If you fall below that floor, your base pay pauses until you're back at 30.

We may disqualify leads that turn out to be duplicates, fake, or out of our service area. Remember that RoostUp only services the Boston, Cambridge, and Somerville markets. We'll let you know if this happens and why.

3. How we pay you

We may adjust the comp plan with at least two weeks' written notice. If we change anything that affects your earnings, we'll be transparent about why.

4. Ground rules

These are non-negotiable. Violating any of them is grounds for immediate termination.

Fair Housing compliance

You must follow federal and Massachusetts Fair Housing laws at all times. That means:

No misrepresentation

Don't claim things about RoostUp properties that aren't true. Don't promise specific units, specific roommates, specific availability, or specific prices. Just point people to the offerings on our RoostUp.com website for pricing and availability. To get more details, make sure to encourage them to book a virtual tour. When in doubt, check with us first.

You represent yourself, not RoostUp

You can say you're a rep working with RoostUp, but you're not authorized to sign leases, accept rent, make agreements, or speak on behalf of RoostUp. Direct people to our leasing team to actually transact.

Lead data belongs to RoostUp

Every lead you submit, and all contact information you collect in connection with your work as a rep, is RoostUp property. You can't use it for any other purpose — not for other businesses, not for personal contacts, not for resale.

Confidentiality

Don't share your comp plan, training materials, the contents of this agreement, or any RoostUp customer data with anyone outside of RoostUp. This applies during your time as a rep and after.

5. Ending the relationship

This is an at-will relationship. Either of us can end it at any time, for any reason, with no notice required. We'll pay you any earned base pay and showing bonuses through your last active day.

When the relationship ends, your access to rep program resources will be revoked, your personal rep URL deactivated, and we'll mark you as inactive in our systems. Your confidentiality and lead-data obligations continue after termination.
